A property valuation is an estimated market value of a property, determined using a sophisticated statistical calculation.

An accurate and detailed property valuation is sometimes called a CAV (Computer Assisted Valuation). Property valuation methods vary but the common denominator remains current, reliable and relevant comparable sales in the street, sectional scheme, block or neighbourhood on which to base your property valuation.

Whilst the final property valuation is determined by your analysis of the report and your area specific expertise, a Computer Assisted Valuation (CAV) gives you the required information to make your assessment. The report is based on the property address (or erf number and suburb) and gives you:

  • The sales history of the property dating back to 1993
  • 20 most recent neighbourhood sales based on vicinity to the property
  • A map indicating the neighbourhood sales and subject property's location
  • Summaries of the total, highest, lowest, average and median value for the street and suburb per year
  • A list of the closest amenities to the property, such as shopping centres, education institutions, medical facilities and police stations
  • The Deeds Office and Surveyor General Information
  • Property specific details
